Marketing to preforeclosures is a necessity for Realtors® who are interested in getting
involved in the pre foreclosure homes area of real estate? The two type of properties to
target market to are short sales with no equity and pre foreclosure homes with
equity.
Pre Foreclosure Lists
Before you can begin marketing to pre foreclosures, you will need to get a list of owners of both short sale properties and pre foreclosure homes with equity. The very best pre foreclosure lists are available for a free trial.
Preforeclosure Marketing
Once you have your list of pre foreclosure leads, you'll need to decide how you'll contact them. These owners can be difficult to contact. Many times they won't answer the door or phone because they've been harassed by all sorts of creditors.

Here are a few of the most common methods of marketing to preforeclosures that work:
Knock on the seller's door. Personal contact can be very effective if you can get them to open the door. Try to build rapport with the homeowner.
Call the homeowners after accessing their phone number through one of the reverse phone directories. Make sure the numbers are NOT on the Federal or State Do Not Call lists. The fines for calling numbers on these lists are very substantial.
Place flyers on cars and doors. This can be very time consuming, but it's free.
Put out pvc Bandit Signs on every corner. Print Don't Lose Your Home to Foreclosure! and your phone number and office id on the signs. Make sure that you don't violate any local laws regarding bandit signs. Many localities have strict regulations and fines for breaking these regulations can be hefty. Check with your local government before installing any signs.
Run an ad in your local Thrifty Nickel or other inexpensive paper to run ads in. You can reach many people, but it is one of the more expensive marketing efforts.
Implement a direct mail campaign. You can choose how much to spend by controlling the number of homeowners on your pre-foreclosure lists to mail to.
